How to Apply for a MRHA6 Owned Apartment

Overview

The Mississippi Regional Housing Authority VI (MRHA6) owns a total of 136 Public Housing Units for Low income families. The Public Housing Units are located in 5 of the 9 counties we serve.  The goal of MRHA6 is to provide safe, decent and sanitary housing conditions for very low-income families and to manage resources efficiently.  The MRHA6 is to promote personal, economic and social upward mobility to provide families the opportunity to make the transition from subsidized to non-subsidized housing.

The Mississippi Regional Housing Authority VI receives its operating subsidy for the public housing program for the Department of Housing and Urban Development.  The subsidy is attached to the unit and not the family, which means that as long and the tenant is living in the unit and meet all of the guide lines for the program they will be assisted.  Then public housing properties are comprised of 3 bedroom single family houses and 3 bedroom apartments.

Applying for housing assistance in Public Housing

If you are interested in becoming a resident at any of the sites within the MRHA6 jurisdiction, you must apply online by completing an application to our waiting list by clicking here. The website will have a list of all the sites that are currently open.  The property name and the city or town the site is located in is listed on the website. For some sites, the waitlist may be closed.

Fair Housing and Reasonable Accommodation

The MRHA6 conduct all leasing and management in accordance with Federal Fair Housing Law and disability laws. It is illegal to discriminate against any person because of race, color, religion, sex, handicap, sexual orientation, gender identity, familial status or national origin. Public Housing Income Limits and Rents

MRHA6’s housing provides, low-income housing generally for those below 50% or 60% of the Area Median Income. At some sites, further income restrictions may apply.

Applicants must provide full documentation of their income, which is verified by MRHA6 to see if the family qualifies for the housing assistance, this includes wages, private support, child support, SSA and SSI income and assets documentation. Photo ID and a Social Security or ITIN (Individual Taxpayer Identification) number are required in order to receive assistance.

All of MRHA6’s properties have a maximum rent that is based on the FMR’s (Fair Market Rents) that set by the Department of Housing and Urban Development and is subject to change yearly.  The minimum rent is based on 30% of the families’ adjusted income.

The initial lease term is generally one year, after which time the lease is renewed on a monthly basis. All applicants over 18 years of age will be subject to a background check which includes credit, criminal and sex offender status. In all the properties, legal residency is also required for the household members.

All of the Public Housing Units and 3 bedrooms, prospective residents will be considered unit based on their household size at move-in per the household size chart below. Section 8 voucher holders or applicants for project-based units may be subject to different requirements.

Pets

All MRHA6 properties have a Pet Policy, the rules adopted are reasonably related to the legitimate interest of the PHA to provide a decent, safe and sanitary living environment for all tenant and to protect and preserve the physical condition of the property.

Security Deposits are required for all pets and may require a monthly fee for the pet. The PHA will only allow common household pets, which means a domesticated animal, such as a dog, cat, bird or fish.

Pet Restrictions

The following animals are not permitted:

Any animal whose adult weight will exceed 20 pounds

Dogs of the pit bull, Rottweiler, chow or boxer breeds

Ferrets or other animals whose natural protective mechanisms pose a risk to small children of serious bites or lacerations

Any animal not permitted under state or local law or code

The following animals are not allowed and are not considered common household pets:

Reptiles, rodents, insects, arachnids, wild animals or feral animals, pot-bellied pigs and animals used for commercial breeding.

Non-Smoking Sites (including smoking of medical marijuana)

All MRHA6 properties are non-smoking. This policy is strictly enforced; the household will be subject to lease termination.

Drug Use Prohibited

All MRHA6 properties have a NO DRUG USE allowed policy. This policy is strictly enforced; the household will be subject to lease termination if drug use occurs.
